Each project starts with a thorough review of the zoning requirements to develop an overall understanding of the opportunities and challenges for a particular site. We begin by preparing a written summary identifying the appropriate regulations that are applicable to the proposed site, including such items as permitted uses, setbacks, height/bulk limits, and parking requirements. Additionally, we review and document any specific overlay zoning, such as specific neighborhood or historic preservation requirements that may affect the site. Utilizing this information, we create a series of massing studies and yield analyses that seek to balance all these requirements while maximizing the site’s development potential.
