Coeur D'Alene Design & Infill Guidelines
Coeur d’Alene is rapidly transforming from a former mill town to a downtown-oriented city with a focus on higher education and regional commerce. Its new infill guidelines are designed to help the city effectively accommodate higher density while also protecting the scale of its older, established neighborhoods.
The design-oriented code and guidelines encourage infill development that retains the city’s character, support higher density, and create a predictable approval process that engages broad community involvement.
Extensive land-use analysis and stakeholder discussions with city leaders led to an overall strategy built on underlying policies, physical settings, current standards, prior decisions, and specific urban conditions and issues. Continued involvement with the city has resulted in further recommendations to other districts and the codes that govern the quality and character of development.
